		<description>i wont live near any river or stream.  even lakes in the vinyl housing additions tend to rise.  when looking for a home look for the high ground.  dont buy the house with the ditch out front.  the ditch is there for a reason.  sometimes it isnt the low land persay.  its the drains in the sewers the clog up.  and the street floods from that.  basements and crawl spaces need a subpump period.  and dont decorate the basement till after a good rain storm in the spring or late summer.  i would rent a year before i bought and during this time visit the neighborhoods to see were the flooding is during the rain storms.  most of the flooding is flash flood.  so the high water might only be high for a couple hours.  visit during a rainy period and you will get an idea.  rent before buying would be wise.  good luck.</description>
