    Zionsville and Carmel and Fishers are considered highly desireable areas. Zionsville and Carmel have the best schools if you have children or are thinking about having children. There is a really dramatic and cool subdivision in Zionsville called Stonegate. Even if you can’t afford it, I highly suggest checking it out. I live in Chicagoland and I’ve never seen anything like it. I’m guessing it would cost you $600k+ to get in there. Carmel seem to have a really great mayor with a great vision for his city.

    I guess another tip I have for you is to check into a builder called Estridge. We visited some of their model homes and they seemed like a great builder. They even have a 3 year warranty on their homes. You aren’t going to find that anywhere. They build throughout the Indy area so some homes are much more affordable than others.

    As housing market continues to slump, if you don’t plan to delay your plan, please interview several and pick a good realtor or agent.

    Bad ones will talk you into buying the largest property at your credit limit. Good ones will find you a good deal (Sellers are offering discount and incentives now).

    Try to stay away from Adjustable Mortgage, because 30 year fix mortgage rate is very low right now. There is no reason to use Adjustable loans except fatter commission for loan agents.

    Interests only loans are not good iether. Mortgage payment consists of two parts: interests and principal. Interests are like rent, which doesn’t add to the equity to your house. It simply disappear as your pay it. If you want to use interests only loans, might as well rent, especially during market downturn, because housing price won’t appreciate.

    Finally, for tax benefits, talk to your CPA or tax accountant. Do not consult finance with realtors or agents. They get commissions when you sign the check!

    It’s really easy to navigate and is full of info about realtors with links to their personal websites. Most of their websites will have all the available homes/rentals in the area along with community info, so you can do some research before you contact anyone. Hopefully that works for you.
